This is the fine print.

We’ve tried to make it as easy as possible to read through, but it’s still the fine print. There’s only so much we can do about that.

Everyone is Welcome

We accept people of all ages including well-mannered little ones. If you’re concerned that your child, husband, or crazy aunt might be too rowdy to stay here – you’re probably right.

Dog Friendly Rooms

We also accept dogs, but only if you contact us before making a reservation to discuss terms and fees. Read about our Lucky Dog Club for more details. (Lucky says “Woof!”.)

2 – 4 People per Room

All of our rooms hold at least 2 people and the basic room charge covers that (including breakfast for 2). Some rooms hold more so we charge an extra $50 for each person over 2. (That’s only fair, don’t you think?)

Taxes

Speaking of room charges, by law we have to collect 15% tax in addition to the basic room charge. (You probably know that already but we’re just making sure.)

Check-in/out

Check in time is between 2:30pm and 6:00pm. Check-out time is 11am. If you can’t make either of those, call us before your arrival date. We can probably work something out.

Parking

We have uncovered private parking with room for 1 car per guest room. If you need to bring another car or have a guest coming by to visit, check with us first and we’ll let you know if we have room. Otherwise, they can park on the street and walk up the front sidewalk to the house. (It’s a nice walk.)

Breakfast Buffet

Breakfast is self-serve buffet style and available from 7:30am to 11am. If you’re heading out the door in a hurry, ask us for a “to-go” bag. If you have food allergies or sensitivities of any kind, we’re pretty certain we can handle that, but please talk with us about your needs ahead of time. Nobody leaves here hungry (unless they just want to – it’s a free country after all.)

Guests & Visitors

You’re welcome to invite one or two friends over for breakfast or happy hour, although you have to ask us if it’s ok BEFORE you invite them (and let us add a little extra something to your bill).

Accessibility

All of our rooms are upstairs so if you have mobility challenges, please choose another place to stay where you can be more comfortable.

Minimum Stay

Normally you have to stay at least 2 nights on weekends (Friday & Saturday night). During some major events like SXSW, ACL or F1 you have to stay at least 3 or 4 nights. (Hey, why leave so soon? The longer you stay the more fun you can have.) For now, if you want to stay more than 7 nights please give us a call – we’re still new to this and want to make sure everything goes right.

Do’s and Don’ts

There are all kinds of things you can do in our guest rooms (sleeping, reading, dancing like nobody’s watching – use your imagination here) but there are just a few things that you cannot do. Candle burning, playing your music or the TV way too loud, activities deemed illegal in the State of Texas – all those are on the cannot do list. As for smoking – you can’t do that anywhere on the property, even outside. (That includes those strange fake vapor cigarettes and of course any other kind of smokes – you’re in Texas, not Colorado.)

Weapons, Concealed or Open Carry

Speaking of being in Texas, although you may be licensed to carry a concealed gun, you cannot do that here. (Check the Texas Penal Codes 30.06 & 30.07. Bet your bullets we did.)

Payment and Cancellations

Hey, sometimes plans change and we understand that. If your plans change and you can’t visit us like you had planned, give us a call and we’ll see what we can do. But before you confirm your reservation, here’s the scoop on how we deal with payment and cancellations.

We accept major credit cards, cash, checks (well in advance only). (We can even take payment in bitcoin if you’re into that – call to learn how.) For normal reservations we need full payment at least 7 days in advance, 30 days for special events or multiple room bookings. Single night bookings hit your card when you book the room, we hope that’s ok with you.

There is no charge for cancellations more than 7 days in advance or 30 days in advance during special events or for multiple room bookings. For cancellations inside those minimums, if we are able to re-book the room the full payment will be refunded minus a 7% re-booking fee.

Emergencies

We’re usually around here on the property somewhere and we try to make it easy to find us. But, we have lives, you know, and no full time front desk staff. After you arrive we’ll give you our super secret contact numbers in case you can’t find us. Hopefully we’ve made everything simple enough that you don’t need to use them, but you never know – just in case.

Above all else we want you to “Get what you stay for“.
